Richard J. Rakita is a partner in our Milwaukee office. His practice includes real estate transactions, real estate litigation and business law.
Rick has lectured at continuing legal education seminars and has taught a course in basic law for the local chapter of the Builders, Owners and Managers Association.
He has served on a number of committees of the State Bar of Wisconsin and the Milwaukee Bar Association, both as a board member and as a committee chairman. He recently was co-chair of the Real Property Section of the Milwaukee Bar Association.
In addition he has participated on the boards of directors of several charitable organizations. Rick is a voluntary chairman of the Jewish Home Care Center and chairman of the Jewish How Care Center Foundation, Inc.
Representative Matters and Experience
Handled purchases, sales and refinancing of commercial, industrial, multi-family and development parcels of real estate.
Formed numerous condominiums and represented declarants, associations and unit owners on all types of condominium issues.
Found various innovative ways to finance transactions, including seller financing, options and lease-to-own.
Represented property owners in obtaining zoning changes, variances, special use permits and other municipal accommodations and handled real estate tax challenges and condemnation appeals.
Drafted and enforced real estate property management agreements and construction contracts.
Successfully litigated numerous types of real estate matters, including quiet title actions, adverse possession, construction disputes, priority fights, partition actions and issues involving broker commissions and listing agreements.
Enforced and challenged commercial, residential and industrial leases and covenants and prosecuted and defended eviction actions and other lease-related disputes.
Successfully foreclosed and defended foreclosure actions and represented purchasers at sheriff’s sales.
